There are times when your home sustains damage that makes it uninhabitable and in need of extensive repairs. A repair may be urgent, and you may not have the funds to get it done, and this is where you may be able to use a home repair grant. These grants are distributed either by the government or by a private party, and they never need to be repaid. To receive a grant, you will have to qualify for it, and each grant has different eligibility requirements. However, if you do qualify for one, you may be able to get those long needed repairs done to your home sooner rather than later.

Grants from the Government

If you are looking for a government grant, you want to start with the U.S. Dept. of Housing and Urban Development, or HUD. They can help you find government grants that are available and explain how you may qualify. In some cases HUD will pay actually just pay for your repairs. You can find them online or through your local state resources. If you go to their website, you can actually download the applications. If you are trying to deal with repairs that were caused by a natural disaster, then the Federal Emergency Management Agency, of FEMA, is the federal agency that you would deal with. Again look online, or contact your state resources to connect with the opportunities that FEMA offers.

Grants for Seniors

If you are a senior citizen, which in this case is 55 years or older, you may qualify for a home repair grant. Frequently, those older citizens who are retired and living on a fixed income find the need to look for help to pay their home repairs. Begin by looking locally. Many cities have programs that are set up specifically to assist their senior population. Opportunities range from a single home repair grant to ongoing assistance. Check with your local and city resources to find information for your area.

Grants for the Disabled

If you are disabled, there are many programs that are available to help you with your home repair. Again, start looking locally. You will find local agencies and private parties offering grants and assistance in your area.

Private Grants

There are times when successful businesses or individuals, in an effort to give a little back to their communities, assemble home repair grants through the private sector. While you may have to do a little searching, these grants are available in many communities. Check with your local chamber of commerce or service organizations in your area. You may also find businesses that offer material and labor cost free to those qualifying for assistance with home repairs.

Do Your Research

You can do a lot of the research online to find grants that are available in your area. Sometimes all it takes is a quick Internet search to find some good grant options that may work for you when you need to repair your home.

Find Out If You Can Qualify For Home Repair Grants

Repair grants can be a very useful way of getting essential work carried out, without having to worry about it breaking the bank. They are, however, very difficult to qualify for. Most of the time, loan funds will be made available to carry out the same repairs, but with a requirement that the money be paid back to the lender. There are strict requirements laid down for qualification for either the grant or the loan, and if these are not met, no money will be paid.

The scheme is administered under Section 504. To qualify for home repair grants or loans, you will need to either be a United States citizen, or at least someone who has a legal right to reside in the United States permanently. The age limit is sixty two years. You will need to be on a very low income, less than half the average income for the county in which you live. To qualify for a loan, there is a requirement that you are able to make repayments from your current income.

You will need to be both the owner and the occupier of the property which will be repaired and improved as a result of the loan payment. The credit requirements are strict, in that you need to have a reasonable credit history, but you also need to be unable to secure the credit anywhere else. If you are unable to meet the repayments on a loan, you may be able to qualify for a home repair grant. There are restrictions on the amount of money which can be lent, and also on the purposes for which the money can be used.

There is a limit on the amount of any loan, which must never exceed twenty thousand dollars. The limit for grants is even less, $7,500, and that limit is a lifetime limit. The loan limit is a maximum threshold, so it is at least technically possible to borrow that amount of money, pay the loan down, and then top the loan up so it reaches the limit again. Restrictions on the possible use of the money include not paying off any existing debts, not making any improvements away from the property site, and not making changes which do not affect safety issues.

The purpose behind the grants for home repairs scheme is to reduce safety risks, and, as a consequence, reduce the burden on health services. Although the criteria for loan improvements are not quite so strict as those for grant money, they are still stringent. Good uses for the money include the repair of any roof, heating system overhaul, repair of gas or electricity fixtures, and insulation. Any of these are acceptable uses for Section 504 repair grants.

After speaking and working with thousands of homeowners regarding home improvement projects, I’ve noticed a pattern of unhealthy behavior when approaching a home repair or remodeling project.  Often times these homeowners have come to our company in search of rescue from a previous contractor or simply want to avoid repeating a bad experience from the past.

All good consumers and business owners want each party to act in good faith during any home improvement project.  Unfortunately, however, home improvement is one of the top industries for fraud and consumer dissatisfaction.  Why?  While much of the blame is the fault of the home improvement industry, there are common mistakes I see homeowners commit that contribute to their own dissatisfaction.  Avoiding these 7 mistakes can mean the difference between a delightful home improvement project and disastrous bad dream.

1.Falling In Love With the Salesperson:  Since most homeowners aren’t experts in home repair, they rely heavily on the likability and apparent credibility of the salesperson to define the competence of those performing the project.  Client dissatisfaction is a certainty when the employees or subcontractors don’t live up to the expectations the homeowner had of the salesperson.  When you invite someone to your home for a home repair or remodeling project, make sure this individual is skilled at home improvement projects, not simply a commissioned salesperson whose interest is selling you more than you need.

2.Neglecting Your Family’s Safety:  Most homeowners would be appalled to learn of the felony record, drug convictions, sex offenses, domestic violence or financial irresponsibility of the common worker in the construction, trade and home services industry.  While prior criminals have every right to work, they have no business in your home-where your family’s safety and your property’s security are at stake.  Demand to see a company’s employee screening and background check process to ensure your safety and comfort with those working in your home.

3.Hoping to Receive Excellence Without Paying For It:  From toothpaste to gasoline, shopping for the cheapest price might not be a bad idea-for many consumer goods are truly non-differentiable commodities.  In this case, quality or performance of the product isn’t typically affected by price.  Home improvement, however, can’t be commoditized, since every home is a unique creation, every project is a custom solution, and every client holds a unique set of expectations.  Instead of focusing on price, look for the greatest value.  For most people I meet, value equates to uncompromising craftsmanship, timely service, backed with a solid guarantee, delivered by a company who cares about them and their home and has the integrity to operate their business with transparency.  Be clear on what you value in a company and don’t compromise your standards.

4.Asking the Wrong Questions:  How long have you been in business?  Where are you located?  How many technicians do you have?  These questions are all aimed at answering a homeowner’s basic fear: namely, “Are you out to take advantage of me?”  Unfortunately, they do not reveal the facts a homeowner needs to make an informed decision.  Here is a list of better questions to ask and items to check.  Any service company or contractor who doesn’t welcome the “tough questions” is not worth your patronage.

5.Placing Faith in Bogus References:  Would any contractor, ethical or not, intentionally provide you with references other than those who he or she thought would provide a glowing recommendation?  Consequently, a homeowner will never get an objective reference on a contractor unless they know to ask for a list of trade references-parties that have no vested interest in telling you anything but the truth.  Examples include commercial vendors, materials suppliers, banks, accounting and legal associates or third-party reporting agencies like the Better Business Bureau, Angie’s List and Service Magic.

6.Ignoring Insurance Coverage:  Companies should provide proof of both liability insurance and worker’s compensation coverage to protect you from both property damage and injuries sustained by workers on the project.  Homeowner’s policies generally do not cover such claims and you, as the homeowner, may be held liable if the company you hire doesn’t have such coverage.  Legitimate companies are proud to show proof of coverage because it is extremely costly to them.  Avoid any contractor who doesn’t carry such coverage.

7.Allocating an Insufficient Budget:  Savvy consumers never initiate a discussion about a home repair project with a price inquiry.  Rather, they’ve researched what a project should roughly cost and remain focused on finding the company who will deliver that project within their expectations and budget.  Instead of shopping for home improvement services by price, first spend some time finding a contractor who you can trust.
