I seriously don’t know how many times I walk into a house to give someone a free estimate and notice other problems that are normally inexpensive and easy to fix. It never has made any sense and I don’t think it’s ever going to, yet year after year, I see the same things over and over again.

Let’s start with your electrical system. It might be difficult to replace electrical outlets, switches and light fixtures, but it’s not difficult to replace broken electrical switches and outlet covers or to tighten up loose light fixtures. These are simple home repairs that don’t require a university degree from one of the top home repair colleges in the country.

Now what about the leaking faucet? This might be a little harder to fix, but with a few books and some simple illustrations, I believe that most homeowners and do-it-yourselfers can even tackle a job like this with excellent chances for success.

One of the biggest problems with homeowners and home maintenance is the fact that they won’t inspect their home or look for damage on a regular basis. I recommend that homeowners purchase a home inspection checklist and inspect their homes at least once a year. Most of these home inspection checklist can be purchased for under $20 and could save you a small fortune.

If you inspect your home and find a difficult home repairs or repairs that you don’t feel comfortable tackling, you can always hire a professional contractor or handyman to make them for you. However, if you do find something that’s relatively easy to repair, then you shouldn’t think twice or procrastinate.

Some of these simple home repairs are safety hazards. If you have a broken electrical switch plate that would normally costs under one dollar to purchase and won’t cost you anything to replace, you should. Once a home repair becomes a safety hazard, you could find yourself in the middle of a lawsuit, dealing with medical problems and death.

A Quick History of Caulking and Its Uses For Home Repairs

When caulking first came out, it would fill small cracks with very little problems, of flaking or checking in the future, but as people began to feel larger cracks, the caulking itself would start to crack and separate from the sides of the areas that they were suppose to bond to.

Then they came out with silicone caulking, but you couldn’t paint it. There were plenty of contractors who use silicone caulking, because it promised not to separate or crack. This solves one problem but created another. Once the painter was finished painting, there were little cracks or checks in the paint that was over the caulking.

Don’t go away yet, they came out with paintable silicone caulking. Now everyone was happy, accept that silicone was hard to clean and work with and of course it’s bad for the environment. Silicone worked great, but was still a little pricey, compared to the regular caulking that was sold at that time.

In the building industry, one thing that stands out more than others is an, if a product is too expensive, it won’t be used that often.

Then comes the miraculous 15 year caulking, only to be outdone by the 25 year caulking, and then the ultimate 35 year caulking. What’s the difference between these? I couldn’t really tell you what the difference is, but I can tell you this. Caulking was meant to fill small gap’s, usually less than a quarter of an inch and that’s when it works the best.

Any gaps that are larger than that, at less than a half inch wide, should use a polyethylene-based caulking. If you are going to fill a gap that’s larger than a half inch wide, you should use a filler piece and then caulk between the filler piece and the edges of the crack or gap.

As always, read the instructions on the caulking to make sure you can use it on the products you will be repairing or filling. Using the right home repair product to fill the right hole, will prevent you from repairing the same spot in the future or at least the near future.

Whenever I am doing a home repair on someone’s home, they rarely ask me how the damage actually happened or how to even prevent it from happening again in the future. I’ve always thought this was rather odd, but it seems like most homeowners accept the fact that home repairs will need to be done in the future and they will rarely even question it.

I was just repairing some wood damage a few weeks ago and took it upon myself to explain to the homeowner, what caused the damage. The homeowner automatically took a defensive stand towards my accusations and started to defend himself and his home.

This isn’t the first time that I ran into a situation like this and I immediately told the homeowner, that I’m not blaming anyone, I’m simply trying to help you prevent the wood damage from re-occurring in the future. I explained to him that his neighbors probably have the same problem, but don’t even know it yet.

I have my ways to defuse hostile situations and it wasn’t long, before the homeowner realized that I was trying to help him and wasn’t blaming him for being a neglectful homeowner. By the time I was done explaining myself, he was asking me questions and paying attention to my answers. I hope that the homeowner does the necessary changes that I suggested to prevent the problem from re-occurring in the future, but this isn’t necessarily what happens, all the time.

There are ways to prevent home damage and eliminate home repairs, but you’re going to need to educate yourself about some of the problems and solutions to them. If you hire a home repair professional to fix something that’s damage in your home, take some time to ask them a few questions on ways that you can prevent the damage from happening again in the future.

It doesn’t hurt to ask questions, but it’s extremely painful to continue to pay for the same home repairs over and over again, especially if they can be prevented, with a little maintenance or different type of construction methods.

Even if you can’t read, most home repairs books have enough information contained within the illustrations to make an expert out to anyone. There are plenty of instruction manuals for almost anything that you can think of and with a little bit of common sense, I would imagine that anyone could fix almost anything with enough time, instructions and plenty of pictures.

Everyone thinks that most home repairs contractors have became experts, by following other experts in their field. This is true some of the time, but for someone like myself, I have purchased plenty of home repair and home remodeling books and the education that these books have provided me with, is priceless.

Anyone who has enough knowledge about home construction could probably fix almost anything that goes wrong with their house or any other building. For those who don’t have or lack the ability to repair anything, these books can be used to give you a general idea, whether you should even attempt to perform the home repair or not.

Some of the more difficult home repairs would be electrical, plumbing, heating and air conditioning, drywall textures, bathroom and kitchen repairs and of course your roof. These might be out of your league and it wouldn’t be a bad idea to contact a home repair professional for the more difficult home repairs.

There’s no need to purchase any of these books, you can find them at your local library or scan through them at your local bookstores for information. However, I would advise you to purchase one or two of them and look through them every once in a while, to familiarize yourself with the home repair process.

There’s no need to do every home repair yourself, but there are some that you might enjoy doing and you’re never going to know, which ones you can and can’t do, until you find a good home repair book with plenty of pictures, to show you the way.

Most home owners request 2-3 estimates to compare companies, service and price when choosing a contractor to restore their log home. Contractors may offer various products and solutions such as oil based or water based stains, media blasting or power washing, full log or half log replacement. The price may greatly vary but keep in mind you are not always comparing “apples to apples”. So, where do you begin…

Below are some ideas to consider when reviewing your estimates:

Verify License and Insurance

Small Local Company Versus Large Company Based Outside of Your Area

We are associated with both large and small companies and found it is not the size of the company or how far they travel that determines the quality of work or the satisfaction of the home owner at the end of the job. We encourage you to entertain all your options and not let the size of the company weigh too heavily on your decision.

Time Frame

If you need to restore your home in the near future for a particular reason, ask when they are available to start. The time may vary due to weather conditions but most companies try to be as accurate as possible. Most restoration companies schedule months in advance. If you are interested in only a specific service such as media blasting, maintenance (light wash & top coat), or log repair they will do their best to schedule around restoration jobs in your area.

Price

Please remember, you may not be comparing identical services and products. Although you would like to spend the least amount possible, there is much more to consider. You may want to start with the details regarding the estimates:

-Are all estimates from licensed log home professionals with insurance and references?

-Do all estimates include decks, porches, railing, etc.?

-Are there log outbuildings or log garages included?

-Prep work (window covering, electrical, cable wires, etc.) included?

-Clean up (removal of debris, media and other work items) included?

-Are materials included in the estimates (stain, borate, caulk, etc.) included? -Written warranty regarding their work and your satisfaction?

Log Repair or Replacement

If your log home requires log home repair or replacement make sure all estimates are calculating the same amount of repair. Many times it is difficult to determine exactly how much decay there is until they begin, but you can get a price of what the approximate cost is per foot. Also, is the estimate for 1/2 log or full log replacement? If the log is more than 50% decayed, full log replacement is usually necessary. If the log is decayed less than 50%, the decayed area can be removed and 1/2 log used. Verify the contractor is using the same log species and log profile to match your existing structure. If you are having log repair only, most restoration companies will include staining the new logs to the best of their ability, blending the stain to best match the existing logs and caulk if necessary.

Removing the Existing Finish

There are different methods for removing the existing finish from the logs. Corn cob blasting, chemical stripping and other blasting media such as; glass or walnuts may be used. All methods have pros and cons and are effective when done correctly although either method can damage your logs when done incorrectly. Please Note: Many log professionals find what works best for them and they have years of experience mastering the technique. We encourage you to talk with each company about their specific method however, keep in mind they can be very “opinionated and passionate” about the method they use to remove the existing finish.

Log Wash

Once the old finish has been removed, verify the logs will be lightly washed. This removes the dirt, media debris, mold spores, etc.

Borate

Borate is applied to clean, dry, bare wood; therefore it can only be applied when the home is first built or after blasting. This is a fairly inexpensive, yet a very important step that we strongly suggest you take advantage of while you have the opportunity. Borate will help protect the wood from insects, fungus and decay. If you are not having the logs blasted and they are being washed, you have the option of applying Bug Juice, which is an additive to the stain to help prevent insects.

Log Home Stain

There are many quality log home finishes available. Ask the contractor what product is being quoted and investigate the particular manufacturer. Be sure the suggested number of coats will be applied and are stated in your estimate. If you are uncertain about the color choice, ask if you can receive samples prior to staining. If you plan to stain your log home yourself, it is very important to closely follow the manufacturers specifications and use the proper technique to avoid lap marks or drips.

Making Your Decision

When choosing a log home contractor, deciding on a log home finish or determining which way is best remove the existing finish, please remember there are many reputable log professionals, effective methods and quality finishes available. Review your estimate, research the methods and products and talk with the log home professionals. You should feel confident and comfortable with a full understanding regarding the details of your project prior to making your decision. You share a common goal with your contractor… restoring your log home! Most log professionals are passionate about maintaining log homes and take pride in their work. They want you to be satisfied, after all, you are their next reference!

Do-it-Yourself

We do not recommend restoring your log home yourself. However, we realize you may find the project either cost prohibitive or feel confident performing the work on your own. You may decide to have a professional do the more skill oriented tasks such as media blasting, log repair or caulking and most companies are happy to contract a portion of your project.
