Many a home owner can save tons of money by doing the work themselves. All they need is a little guidance in the right areas.
Take a sagging floor for instance. You might look at the floor as a fixed immovable object but in reality it is generally suspended in the air atop posts and beams. The scope of this article is not able to cover a sunken concrete floor. That is an entirely different matter.
Now back to the sunken wooden floor. Under it is either a crawl space or maybe a basement and you would need to determine where the floor is sunken to be able to find the support member that needs to be repaired. This is pretty easy to do with a level.
Go to the room that has the most noticeable lean in the floor and lay the level on it to see which direction the floor falls. Now go all around the room and lay the level in different directions to find the lowest point. Sometimes the lowest point is in a different room but it is pointing to where the repair needs to take place.
Some of the causes of sinking are rotted wooden members that support the floor, the concrete or stone pier has sunken into soft earth possible from having the soil under the pier being disturbed during excavation and not getting it compacted before placing the pier or there was a shift in the earth below and it cause an area of the house to sink.
All of these causes can be fixed so do not despair. There are simple and easy to apply steps you can take to do the job yourself.
The main tools you will need are;
- 25 ton or bigger jacks (you should have two of them. You can get away with 12 ton jacks but it is harder to pump them.) Or house screw jacks.
- Pressure treated lumber for new posts like 4X4 or 4X6 to go under the beam and down to the concrete pier.
- Some 2X4 pieces to nail the posts to the beams when done or metal straps if you like.
- A hammer,
- A sledge hammer,
- 4 two foot pieces of 2X6
- 2 pieces of 1′X1′ 3/4″ plywood for the jacks to stand on.
- A good 4′ or longer level
- clean plastic sheet to lay on under the house
Now that you have all the tools ready and you have located the part of the house that is low. It is time to get to work. You will want to be close to the post when you jack up the beam. That way you are only lifting the low end of the beam and not trying to lift the whole beam from the middle.
Generally two beams meet over a post and you will need two jacks to safely lift each beams weight off of the post. Once. To place the jacks properly you first lay down the 2X6 pieces side by side (2 of them) and then you lay the 3/4″ plywood on top of them in the middle then the jack goes on top of that. This gives you a nice big footing to lift from. Make sure the platform you build is level. The jack has to be pointing straight up and down to work safely.
The last thing you want is a leaning jack with a bunch of house weight sitting on it and it decides to fall over. Work safe and you will have a good time fixing the sunken floor.
Now begin lifting the beam or beams up If two beam ends are being lifted they need to go up at the same rate and height. Now go and check the floor periodically to make sure you are getting it level. You may hear some loud poping and creaking sounds. This is natural so don’t be alarmed.
If you have to lift the floor up more than 1/2 to 1″ you may get some cracks in the walls and they are just cosmetic so they can be patched without too much difficulty. Doors may also not fit their openings if you had to lift a wall with a doorway in it.
Once you have the floor level again give it a pump or two more on the jack and cut yourself a new post to fit the new gap from the beam to the concrete pier. Place a piece of tar paper on top of the concrete pier and then the new post on top of the tar paper so the wood cannot touch the concrete. This will prevent the wood from rotting. The wood should also be pressure treated.
If there are two beams make sure the joint lands in the center of the new post and then lower the beams to the post. Now take the 2X4 pieces and lay them against the beam and down each side of the post and nail them together.
You are now done and can pick up all your tools. This is the time when you experience the pride of doing the work yourself.
If you are lifting beams in a basement you would use pole jacks for safety and ease of use. You still want to build the wooden base for the jacks to stand on so you don’t take a chance of cracking the concrete floor.

Hello, please forgive me if this is in the wrong spot. I live in Washington DC in an ~100 year old 2 story brick row house. that shares a party wall.
We had just bought a fifteen-year old house that needed a lot of cosmetic work but nothing major. So we could live in the house and still fix it up we worked on one room at time allowing the rest of the house to be uninterrupted by construction projects.
After being in the house for one year we began to have problems with the drain pipe that led from the house to the street. Since we had a municipal sewer system there was no septic tank to worry about so the problem had to be in the pipe itself. There was till a homeowners warranty intact so I called them to look into the problem. They came out with a drain clean out tool that went down into the pipe to clear any obstructions that it came across. The machine seemed to hit something and then smooth out so the plumber went out a few more feet still unobstructed. When he pulled the cable out of the pipe on the end of it was a clump of small roots. That told us that there must be a break in the pipe around fifteen feet from the house. I started to dig and around five feet down I found the broken joint. It turned out that the land running underneath the pipe was a mini sink hole and the earth was being pulled down in one section and not the other shearing the pipe joint as the weight of the soil pulled part of the pipe down. I replaced the joint and filled in the dirt that had sunk into the sink hole and filled everything in planted new grass and everything. After everything was added up the job didn’t really cost that much.
The drains worked fine for around eight months when the same thing started happening again. It started backing up for no apparent reason. I thought that the joint broke again so I dig that up first and it was fine. I called the plumbing company I do business with and asked them what I should do and they said snake out the pipe again. They had a machine to do that and they could do it cheap. Once they were finished snaking the drain it worked fine for around three weeks when it backed up again. I called the plumber again and they snaked the drain again. That went on for four plumber visits needless to say it was getting expensive and frustrating dealing with a problem that should be so simple to fix.
The next time it backed up I called Rooter-Rooter a company that specializes in clogged drains. They cautioned me right up front that they charge a little more than a plumber would because they have expensive equipment engineered to clean drains. They came over and had to use a winch to unload the machine from the truck. The plumber just carried his like it was a suitcase or something. It was a really big difference in equipment. The end of the Rooter-Rooter cable had an auger on it to chew through whatever was in the pipe and restore the pipe to its original inside diameter where the plumber had just a cable end that merely punched a small hole in the obstruction. That was over a year ago and I have not had problems with the drain since. That was one instance where it would have been better to call the specialists first and pay a little extra instead of paying for someone who doesn’t specialize in that type of work. I still use the same plumber because they are excellent plumbers. But if I need a drain cleaned I will definitely call the specialists in that field, Rooter-Rooter.

This is the Holy Grail of the Do-It-Yourself (DIY) project. How much is real and how much is myth? Let’s take a look.
YOUR SKILLS
In our experience, not many more than one out of ten DIYers really have the skills needed to do the job. You should be honest with yourself, take the time to think about the various tasks involved in the project you are considering and ask yourself if you really have the skills to accomplish those tasks. If you don’t, do you have access to someone who does? If you don’t, the successful outcome of your project is already at risk. Unless you have an unlimited supply of time and patience, you should not use a DIY project as an opportunity to learn a new skill.
Also, one day (or shorter) workshops, such as those provided by many of the building materials retailers, are not enough to adequately learn the skills you need. DIY books are not much help either. There is just no substitute for thorough training and experience.
YOUR SCHEDULE
Do you have enough spare time to get the project done? DIY projects ALWAYS take more time than you expect, usually at least two or three times more. If you have a deadline to finish your project, be very liberal with how much time you set aside to get it done. Otherwise; one, you won’t get it done on time; two, you will compromise the quality of the results to get it done; three, you will suffer the emotional stress of facing a challenging deadline or; four, all of the above!
YOUR SAFETY
Do you know how to handle power tools and construction equipment safely? Today there are many, many types of tools available, many of which can be quite dangerous if not used by a trained technician. We know of injuries resulting from misused power nailers (one person nailed his foot to the floor, another “shot” a co-worker when he missed the stud he was aiming for) and careless use of power saws (the examples here are easy to imagine).
Also, do you understand and have available the appropriate safety equipment such as eye protection, hearing protection, breathing filters, gloves, etc? Are you willing to use this safety equipment? Unfortunately, the DIY urge often goes hand in hand with the macho self-image and reasonable safety standards are ignored. Even the most well intended DIY project is not important enough to risk your personal safety.
YOUR ACCOUNTIBILITY
Do you know what building codes apply to the project you are about to undertake? A simple repair project probably won’t require a building permit but most other projects will. Have you talked to your local municipal building inspector or code enforcement officer about the requirements of your project?
Does your project include any excavation? If so, most states now require that a check be done first to determine if there is anything underground that might be affected by your excavation. Without proper authorization, excavation may be illegal.
Do you understand how the structure works in your home? One well intended DIYer removed a wall to enlarge a room only to discover that the floor above was supported by that wall and it began to collapse!
It is important to be sure that your work is in compliance with local regulations. Otherwise, the value of your home may be seriously diminished when you decide to sell and non-compliant activities are discovered.
MURPHY’S LAW
Things will go wrong. Unexpected things will come up. The caution that comes with experience helps guide many projects to a successful completion. Are you willing to assume that things will go wrong and prepare for them? To assume that nothing will go wrong is taking a big risk
SO, WHERE DOES THAT LEAVE YOU?
If you do it yourself, will you get it done cheaper? Maybe, but to do so typically assumes that you do not assign any value to your own time. That is a choice you can make, but the wisdom of your choice depends on the relative importance of the other ways you might spend your time.
If you do it yourself, will you get it done better? Maybe, but unless you are both skilled and experienced, it is unlikely. If you do it yourself, will you get if done quicker? Maybe, but don’t forget to allow for the unexpected when you set your schedule.
